Developing small projects can be more challenging than large ones in Berkeley. This small missing middle project featuring 2 townhouse residences and a medical office at the ground floor weathered appeals from neighbors, design changes requested by city agencies, covid delays and utility backlogs. In the end, we were able to create a compact building set behind an existing duplex, with dynamic curved decks for the residences. The landscaping provides screening for the adjacent development, and the duplex. Parking was required but instead of expanses of concrete, we have a gravel courtyard that filters rainwater.
